			<content:encoded><![CDATA[<p>Next phase that I&#8217;m planning on working towards is to optimize the site for the potential buyer and to start getting organic traffic to the site for the stats.  Now I&#8217;m not too sure&#8230; as I&#8217;m always doubting myself&#8230; if this is a great niche or if it is too oversaturated - but I&#8217;m thinking that either way - I&#8217;m sending out a really nice site that has good content and has been SEO&#8217;d a bit to get the traffic to the site - save the potential buyer time.</p>
<p>I&#8217;ve checked out a couple of keyword sites and went through the top keywords for the site and I&#8217;m going to add them to DigitalPoint&#8217;s keyword tracker and when it&#8217;s ready to go I&#8217;m going to add Google Analytics and then let the games begin and I&#8217;ll be adding it to SitePoint.  That&#8217;s the plan&#8230; we&#8217;ll see how it goes!</p>

			<content:encoded><![CDATA[<p>I&#8217;ve been working on my site that I&#8217;m planning on flipping&#8230; a la selling off.  I am getting quite into it and enjoying it.  Although I&#8217;m finding that the most of my time so far has been dedicated to putting the content on the site.  I have some content that I picked of for a good price, but it really doesn&#8217;t look that fabulous&#8230; so I&#8217;ve been editing - the ugly images, poor spelling and how it was put together.</p>
<p>Again, not that I mind because I really do want to sell something that looks good and doesn&#8217;t look like crap - where perhaps by doing so could/can sell it for a bit more than if I had just slapped it together in an evening.</p>
<p>So this is where I am so far with the project&#8230; this is taking a bit longer than I had anticipated, but I&#8217;m hoping that I can get things wrapped up in the next week and then offer it for sale on SitePoint&#8230; and maybe on some of my other sites.  Who knows, I&#8217;m still thinking that part through.</p>
<p>I&#8217;ve been reading that with the way the economy is that the selling of sites has kind of gone into the toilet as far as trying to make any money on it.  I then took a peek through SitePoint to see what is being sold and for how much.  Seriously unimpressed - I don&#8217;t know if it was the day that I decided to browse through there - but I&#8217;m like thinking even if I did have money I wouldn&#8217;t buy those sites.  I saw one theme design that had great potential&#8230; the rest&#8230; well&#8230; weren&#8217;t so great.  Sites that were up for sale were I say - way over priced for someone like me.  I&#8217;m not sure if they were priced accordingly - some were headshakers.  I don&#8217;t think I quite get how this whole domain flipping/domain selling thing works yet - because some that I would say weren&#8217;t good quality on poor domain extensions were priced quite high.</p>
<p>Now this could be something I could jump on - because my site domain name I think is way better than what was on the site and also the quality of design/content is better that what I saw on those sites.</p>
<p>Of course as with selling real estate in the real world - things can be a bit fickle&#8230; so fingers crossed there will be a buyer out there who will look at the site and see the potential that I do and buy it up and be happy with it.</p>

			<content:encoded><![CDATA[<p>So after thinking about what I&#8217;d like to try my hand at flipping I decided on one of my older domains that I&#8217;d picked up a couple of years ago that I had hopes for and in the end has just kind of sat there&#8230; not really doing anything.  Just a domain bought on a whim of an idea I had.</p>
<p>So I&#8217;ve set in motion designing a site and then I&#8217;ll be adding content and offering an ebook - which I picked up on the &#8216;net to resell.  Now, the content/site hasn&#8217;t really been put together and polished up but I&#8217;m hoping in the next day or two to get the site up and running.</p>
<p>So far this is what I&#8217;ve done:</p>
<ul>
<li>Purchased Domain: 05/01/2006</li>
<li>Added Site to Web Host</li>
<li>Put in motion the start of my website&#8217;s design</li>
<li>Bought content for ebook</li>
<li>Started research of the competition</li>
</ul>
<p>Now as far as researching the competition, I&#8217;ve not had much luck in regards to what I have in mind for the site.  Which may or may not be a good thing - as in I might not have a whole lot of competition or it could be that the market for what I have in mind doesn&#8217;t really exist.  That is something I&#8217;ll have to test the waters with and see how it goes.</p>
<p>As soon as the the site&#8217;s design is complete I&#8217;ll be uploading it to the web host and then I&#8217;ll encorporate google analytics - to keep tabs on the traffic and hopefully those stats will assist in the sale of the site.</p>
<p>Again - I&#8217;m looking to flip the site, but if all goes well and it makes a profit to what I&#8217;ve invested in it I may hang on to it&#8230; but that would defeat the purpose of the project - which is flip the site and hopefully make a bit of a profit.</p>
<p>So far it&#8217;s been pretty interesting - and quite fun so far.  But again it&#8217;s early days in the project.</p>
<p>I also figure I should have a timeline for creating/promoting before flipping.  Which is a bit different than selling actual real estate - I guess (again this is pretty new to me as to how long I should hang on to the site before flipping&#8230; I imagine that that if I hang onto it for 3-6 months then I can see what profit can be made and make more money than if I were to create and then flip?)  Maybe this is based on my desperation for the money?</p>
<p>So I&#8217;m going to ride the wave and see what happens after I&#8217;ve got the site up and running and the content is on the site and I start promoting it a bit - through keywords&#8230; a la SEO and then maybe invest a bit into getting links on sites that are relevant to the content of the site I&#8217;m building.  Again early days - and I&#8217;m going to do a bit of research as the site&#8217;s being developed into just how to market the site.  Again, should I bother marketing&#8230; should I focus on providing a great site with SEO&#8217;d content&#8230; and then let it ride.</p>
<p>There is definitely a lot more to consider than I had initially thought about.  So I&#8217;m trying not to get ahead of myself and just focus on the hear and now of design and content.  In the next week I&#8217;m hoping to have all of this done.

			<content:encoded><![CDATA[<p>Welcome to my adventure in the website flip.  I&#8217;ve decided after all this time I really have to start looking at what I&#8217;ve been doing as a business.  I need to have a plan.  I need to keep my focus and grow my online profile and grow my reputation as well as how I&#8217;m going to be making an income&#8230; and actually have an Empire that I&#8217;ve been trying to develop all this time.</p>
<p>I have to admit &#8230; yet again that this very long process (for me) has been a time of a lot of self-doubt and seriously a lot of paths taken and never really fulfilled.  I guess here too I&#8217;ve been venting my frustrations (mostly at myself) &#8230; and not really delving into getting things going with making some money online.</p>
<p>I guess it&#8217;s time to take a path a little less taken by yours truely and get things started with flipping a website or two and see where it takes me.  I&#8217;ve got a number of domains that are just sitting there and I really need to sit down and get &#8216;r dun. :)  Set up the site, get the content on the site - have it looking sleek and buyable and then sell it.</p>
<p>In my mind I&#8217;m looking at the whole website flipping as working on virtual real-estate and I&#8217;m thinking that there are people out there who sell real estate and make good money&#8230; there are people who sell sites online and make good money.  I&#8217;ve not really searched for those people who are out there selling websites - where perhaps they could be my mentor.  Show me the ropes to get me started&#8230; but I&#8217;m thinking I&#8217;ve been doing this for a while now, and I&#8217;m thinking that what I might not know I&#8217;ll either learn on my own or I might get lucky and find an online friend or two that have been doing the flipping and wouldn&#8217;t mind sharing ideas and suggestions with me.</p>
<p>That would be the way I&#8217;m thinking of heading - not only to offload some of my sites that I love to work on but don&#8217;t have the time (which is an ongoing bitch-fest of my own).  I am also looking to be more independent - pay my bills off, maybe be a bit more independent from the job, and even throw in a holiday to somewhere overseas.</p>
<p>Yes, that would be very awesome.</p>
<p>I also realize just babbling about it here won&#8217;t accomplish those dreams - so I&#8217;ve got to get a plan together where I can get that domain up and running, put content on it, start getting traffic to it and then sell it for a profit.  Then move on to my next flip.  I think it is possible, and I look at it a lot like those house flipping shows on TV - some will be more profitable than others and as I start to grow and build up my cash reservoir I can invest a bit more and move up the ladder&#8230; you know have a budget - keep the budget, make a profit.</p>
<p>I&#8217;m really kind of excited about it all.</p>
<p>My first site that I&#8217;m planning on flipping - I&#8217;m going to post here.  First of all it&#8217;s something that is very interesting, and I think there are a lot of people out there who have done it - who might stumble upon this site and what I&#8217;ll be talking about and maybe share their thoughts - which would be awesome.  Also by doing this here and talking about it - it might help people who are looking into doing some website flipping as well.</p>

I have always loved sites that went a bit further with design over the run of the mill everyone has the same design blah sort of sites.  I guess in a way it inspired me to do more with my own sites.</p>
